Clean and Prep

Proper cleaning and preparation are the foundation of a long-lasting sealcoating job. Before any sealer is applied, all vegetation often referred to as “greens”, must be completely removed from cracks, edges, and surfaces. This can be done using tools such as a shovel for heavy buildup, a weed wacker for overgrown areas, or a torch to burn out stubborn weeds and roots. Removing these materials ensures the surface is stable and prevents future growth from breaking through the new coating.

 

Equally important is the removal of all debris from the jobsite. Dirt, dust, loose gravel, and organic material can prevent the sealer from properly bonding to the pavement. Power blowing, sweeping, and, when necessary,used to achieve a completely clean surface. Skipping or rushing this step can lead to peeling, uneven coverage, and premature failure. A spotless surface allows the sealcoat to adhere correctly, delivering a smooth, durable, and professional finish.

Cracks allow water to penetrate the asphalt accelerating its deterioration.

Asphalt cracks are caused primarily by freeze thaw cycles, moisture, sun, and ground movement. Once moisture penetrates down to the pavement’s subsurface, it softens the asphalt’s subgrade, then freeze/thaw cycles expand the crack. Eventually, the pavement deteriorates around the crack forming potholes, alligator cracking, subsurface failure, and other problems.

Sealing the cracks on a preventative maintenance program, prevents the problem from spreading and helps prolong the life of the pavement.

Protecting The Surface

Seal Coating

Applying sealer to your asphalt lot protects your investment and extends its lifespan. Over time, asphalt is damaged by sunlight (UV rays), water, oil, gas, and chemicals, which cause it to dry out, crack, and deteriorate.

 

Sealcoating creates a protective barrier that slows this damage and prevents moisture from penetrating the surface. It also helps maintain flexibility, reducing the chance of costly repairs like potholes or major cracking.
